As 2009 brings a new administration to Washington, the U.S. faces a financial crisis on Wall Street and Main Street, rising energy costs, and cities across the country struggling to do more with fewer resources.

Housing sits at the center of all these struggles, both as a cause of current problems and as a crucial area for innovation and action.
